Corticon's Business Rules Management System Mitigates Risks for California Realtors

Redwood City, CA (PRWEB) May 7, 2008 -- Corticon® Technologies (www.corticon.com) today announced that the California Association Of Realtors® (C.A.R.) (www.car.org) has released a dialog-driven Forms Advisor built on Corticon's Business Rules Management System (BRMS). Forms Advisor? ensures that the proper set of forms are used for each real estate transaction and is available to nearly 175,000 member agents and brokers in California.

"The Forms Advisor project is viewed as the nexus to risk resolution for our members," said C.A.R. President William E. Brown.

"The rules governing which forms to use change frequently in response to changes in the law, best practices and changes in the text of the forms themselves," he said. "Some forms apply state-wide, while others are specific to regions, geographies or local associations. Brokers also have their own specific forms and rules; some of which override the local or statewide forms.

"The Forms Advisor solution leverages Corticon's Business Rules Management System to define, automate and manage the rules for forms selection," Brown said. "This enables brokers, sales associates, and transaction coordinators to go to a Web site, answer a few simple questions, and determine which forms to use, providing a higher level of service to their clients and avoiding expensive and time-consuming litigation.

One of the requirements when developing Forms Advisor was the need for a Business Rules Management System (BRMS) that also could be malleable in the face of rapid and frequent change. The solution also needed to easily and naturally conform to C.A.R.'s specific needs; be modular, to cleanly separate rules modeling from implementation; be user friendly, to empower business analysts to directly manage the rules without programming; and be scalable, to accommodate growth and support the expected changes in a cost effective manner.

After evaluating several vendors, Corticon's BRMS was selected. "Corticon presented the closest match between capabilities and C.A.R.'s requirements. It clearly distinguished itself in terms of rapid prototyping ability," said Brown. After a five-month development effort, the Forms Advisor solution was successfully launched in April 2008.

"We are pleased to provide the underlying business rules platform for the powerful and innovative C.A.R. Forms Advisor solution," said Dr. Mark Allen, Co-Founder and CEO of Corticon. "As this case illustrates, self-service applications, powered by business rules, can dramatically improve customer service and satisfaction."

Real Estate Leads 101: Website + Blog = Leads
As a former employee of a nation real estate service, I've spoken with hundreds of real estate agents regarding their methods of following up with their real estate leads and marketing of themselves and their services in general. I was shocked at the amount of agents I spoke with who did not have a personal website and even worse, didn't see the point of having one! Don't they realize how many real estate leads they're missing out on by NOT having a website? Oh, and for the record, having a contact page on RE/MAX's site doesn't count. When I say personal website, I'm talking about a fully loaded, information packed site ? the kind that can generate it's own real estate leads, has all your listing information, as well as valuable resourc...

Tapped Out Local Real Estate Values Force Many Investors To Look Elsewhere
In some areas of the country it is getting more and more difficult to find values that make sense for investment. Further complicating returns are accelerating taxes and insurance. Laying this all over an investment scenario margins are thin or non-existent. Long term appreciation in these tapped out areas is the only way to recognize any type of return but the property may need to be fed cash every year and that is not a pretty picture. The rents lag the necessary number to make the property feasible. With some cooling markets, the rapid appreciation of values may not be there to make those properties worthy of consideration.
